Cabinetry for Lakeway homes
Our team provides space planning for kitchens opened up to the view, delivering hard-working storage for homes and long-lasting installations for both residential and commercial projects. Our own installers take every measurement in person, you approve the shop drawings before a single panel is cut, and a written warranty stands behind the install.
From leveling base boxes over an uneven slab to a whole-house cabinetry package for a new custom home, our team handles every detail. Serving Lakeway, The Hills, Volente and Steiner Ranch, we match the plan to the age and style of your house.
Why Austin Elite
How We Work
No catalogue boxes and no handoffs. The people who measure your room are the people who build and install it.
Six Decades of Houses, Three Different Cabinet Jobs
Lakeway began as a resort. It was founded on a ranch owned by oilman Jack Josey, lot sales opened in May 1963, and the Lakeway Inn and marina opened on Lake Travis that July. Homes followed for the next sixty years. It incorporated as a village in 1974 and has grown steadily since, so its housing spans every decade from the 1960s to homes finished this year.
That spread is the single thing that matters most for a cabinet job here. A Lakeway homeowner may live in an original lake house, a golf-course home from the 1980s or 1990s, or a custom build from the last few years, and each one needs a different conversation. The sections below walk through all three.
Original Lake Houses: Replacing Cabinets That Have Done Their Time
The oldest Lakeway homes date from the resort years, when many were oriented toward the views of Lake Travis and the Hill Country. Their kitchens are often small, closed off from the living area and fitted with cabinetry that has been painted, patched or partly replaced over the decades.
In these houses the job is usually full replacement, often combined with opening the kitchen to the main room so it shares the view. Things we plan for in an older house:
- Walls and floors that are not square or level. We scribe end panels and fillers to the wall and shim base boxes so the countertop sits flat.
- What sits behind the old cabinets. Plumbing, wiring and patched drywall are revealed at tear-out, and we allow for that in the plan.
- A new layout. Removing a wall changes where the sink, range and island go, and the cabinetry is drawn around the new plan.
- Style that suits the house. A mid-century lake house can take a flat slab door in a warm wood or a simple painted shaker without looking out of place.
Where a wall comes out or the structure changes, the City of Lakeway requires a building permit for the remodel, and we work alongside whoever handles that part of the project.

Golf Course Homes From the 1980s and 1990s
Lakeway grew around its golf. Live Oak, the first course, was built in 1967 and sits closest to the lake, and Yaupon followed about twelve years later. The homes built along them through the 1980s and 1990s are larger, and their kitchens are often laid out well but finished in the styles of the time.
These kitchens are where refacing earns its place. If the boxes are solid plywood or sound particleboard and the layout works, we can cover the frames, replace the doors and drawer fronts, add soft-close hinges and full-extension slides, and keep the countertop. If the kitchen has a cramped island, a blind corner or soffits over short uppers, new cabinetry drawn around the room is the better spend.
Door choice in these homes often comes down to how traditional the rest of the house is. A face frame with inset doors, where each door sits flush inside its opening, suits a home with heavier trim and paneled rooms. Full overlay doors on frameless boxes suit a house that has been opened up and simplified. Either way we match crown molding and end panels to the trim that stays.
New Custom Homes and Whole-House Packages
Lakeway still builds new custom homes, and a new house is a different kind of cabinet project. Instead of fitting cabinetry into an existing room, we work from the plans and then measure the framed or drywalled rooms on site before building, because the house as built rarely matches the drawings to the inch.
A whole-house package can cover the kitchen, a butler's pantry, bathroom vanities, a laundry and mudroom, a home office, closets and the garage, drawn together so finishes and door styles carry through the house. We coordinate the install with the builder's schedule so the cabinetry goes in after drywall and before countertops and final trim.

Hangar Homes, Boats and Big Garages
Lakeway has something few places do: Lakeway Airpark, which grew from the airstrip built alongside the original inn and became a residential airpark in the late 1970s, with hangar homes connected to the runway by private taxiways. Add boats on the lake and golf carts, and a lot of Lakeway homes have garage or hangar space that needs real storage. We build garage cabinets with sturdy boxes, closed doors that keep dust off, deep drawers for tools and tall cabinets for long items, all set up off the floor so the space can be cleaned.
Custom Cabinet Cost in Lakeway Depends on the House
Because Lakeway homes range so widely in age, the same kitchen size can lead to very different quotes. We do not publish a price. These are the things that decide it:
- Age of the house. Older homes tend to need more wall and floor preparation, and sometimes opening a wall, which adds to the job.
- Reface, replace or new build. Refacing keeps the boxes and usually the countertop. Replacement adds tear-out. A new build has no tear-out but often more rooms.
- Linear footage. The more boxes, the more cost.
- Box construction. Plywood costs more than particleboard.
- Door style and mounting. Inset doors on a face frame take more fitting than full overlay doors.
- Species and finish. Stain, paint and glaze, on maple, oak, cherry or walnut.
- Hardware and accessories. Soft-close hinges, full-extension slides, pull-outs and lazy Susans.
- Countertop removal and repairs. Lifting an existing top and repairing drywall and flooring where old cabinets stood.
A free in-home measure is where the house tells us which of these apply, and you get a quote for your rooms.
How We Work and Where We Go
Every Lakeway project follows the same steps. We measure in person, draw the design, and send shop drawings for your approval. Production starts only after you sign. The same crew that measured installs, then walks through every door and drawer with you and hands over the written warranty.
Lakeway sits on Lake Travis west of Austin, with Hurst Creek running through it into the lake, and is served by Lake Travis ISD. It uses the 78734, 78738 and 78669 postal codes. We cover the whole city, including homes around the marina, the golf courses and the airpark, and its neighbors, including the gated village of The Hills. Call to book your measure.

Questions
Lakeway Cabinet Questions
My Lakeway home is from the 1970s. Can the old cabinets be saved?
Sometimes, but in houses that old we usually find the boxes have been repaired too often to be worth refacing. We check them at the measure and tell you honestly.
Can new cabinets match the rest of my older house?
Yes. We look at the trim, doors and floors that are staying, and draw door profiles, crown molding and finishes to sit comfortably beside them, whether the house is a lake cottage or a golf-course home.
What drives the cost of custom cabinets for my home?
The age of the house, reface versus replace versus a new build, linear footage, box material, door style, species and finish, hardware, and any countertop removal or wall and floor repair. We quote after the free in-home measure.
Do I need a permit to replace kitchen cabinets in Lakeway?
The City of Lakeway requires building permits for remodels that change the structure or add square footage. Swapping cabinets in place is a different job from taking out a wall, so check with the city for your project, and we will supply drawings if they are needed.
Can you work with my builder on a new custom home?
Yes. We work from the plans, measure the rooms on site once they are framed or drywalled, and schedule the install around the builder's calendar.
Do you build garage or hangar cabinets?
Yes. Sturdy boxes, closed doors, deep tool drawers and tall cabinets for long items, raised off the floor so the space stays easy to clean.
What happens at the design visit?
We measure every wall, window and appliance, look at the condition of the existing cabinets, and talk through how you use the room and what you want to change. You then receive shop drawings to approve.
Is the work covered by a warranty?
Yes. Every installation comes with a written warranty.
Do you work in The Hills as well as Lakeway?
Yes. We cover The Hills and the other Lake Travis communities around Lakeway. Call with your address to confirm.
